Identification

Government photo ID for every adult applicant.

Income Documentation

Recent pay documentation, or business and tax records if you are self-employed. Verified rather than self-reported.

Landlord Contacts

Working contact details for your previous landlords. A landlord who does not answer is the most common cause of delay.

Submitted through the resident portal and tracked. Emergencies involving water, gas, or safety reach a person directly at any hour.

Rent Payment

Paid online through the portal, with the due date and late policy stated plainly in your lease rather than buried in it.

We contact you ahead of the lease end so you have time to decide rather than being rushed.

What do I need to qualify?
A+ credit, verified household income of at least three times the monthly rent, a clean rental payment history, and verifiable landlord references. The same standard applies to every applicant on every property we manage.
What should I have ready before applying?
Photo identification, recent income documentation, and contact details for your previous landlords. Applicants who have these ready are frequently approved while others are still gathering paperwork.
How long does an application take?
Usually one to three business days once the file is complete. Delays are almost always a missing document or a landlord who has not returned a call.
Can I apply with a co-signer or through an entity?
Yes in many cases. Co-signers are screened to the same standard, and entity or trust tenancies are handled properly with verification of funds and source.
How do I request maintenance?
Through the resident portal, which routes the request and tracks it. Genuine emergencies — anything involving water, gas, or safety — have a line that reaches a person directly.
Do you allow pets?
It varies by property and owner. Where pets are permitted there are usually breed, weight, and count limits. Tell us about your animals early rather than late; it shapes which homes work.
