Vacation & Short-Term Rentals

The Train Brings
Them Here.

The Verde Canyon Railroad, Tuzigoot, Jerome up the hill, and the river below town. Clarkdale has its own visitors — we list it, host it, clean it, and keep it compliant.

Why It Works Here

Sedona Traffic, Verde Valley Basis.

The economics of a Verde Valley vacation rental are straightforward: visitors want red rock country, and a great many of them would rather not pay Sedona nightly rates to get it. Cottonwood, Clarkdale, and Cornville sit twenty minutes away at a fraction of the acquisition cost.

Old Town Cottonwood has become a destination on its own — the tasting rooms, the restaurants, the walkable main street. Add Dead Horse Ranch State Park, the Verde Canyon Railroad out of Clarkdale, Tuzigoot, and Jerome up the hill, and you have a visitor base that is not dependent on any single attraction.

That said, short-term is a business, not a passive investment. It grosses more and nets less than people expect. Our job is to tell you which side of that line your property falls on before you furnish it.

What We Handle

All of It, Actually.

Listing & Pricing

Photography, listing copy, multi-platform syndication, and rate management that moves with season and demand rather than sitting static.

Guest Communication

Inquiries, booking, check-in instructions, and the questions that arrive at ten at night. Response speed is what protects your rating.

Turnovers

Cleaning, linens, restocking, and an inspection between every stay. Local crews, at cost, no markup.

Licensing & Compliance

Registration, required notifications, tax setup, and the safety and occupancy rules that carry real penalties when missed.

Maintenance

The same vetted Verde Valley trades, dispatched fast, because a broken air conditioner during a booked weekend is a refund and a bad review.

Reporting

Monthly statements showing gross, expenses, occupancy, and net — so you can judge the property on numbers instead of feel.

Owner Questions

Short-Term, Answered.

Are short-term rentals allowed in Clarkdale?
Arizona law limits how far a town can go in restricting vacation rentals, and short-term rentals operate in Clarkdale. The town can require licensing, notification, and compliance with noise, occupancy, and safety rules. We handle registration and keep the property compliant.
What kind of occupancy should I expect?
It varies with location, season, and how the property presents. The Verde Valley draws steady traffic from the wine trail, Dead Horse Ranch, Tuzigoot, Jerome, and travelers who want Sedona access without Sedona pricing. We will model realistic numbers for your specific property rather than quote an average.
What does short-term management cost?
15% to 25% of gross depending on the service level you choose. The higher tier covers everything including guest communication, dynamic pricing, turnovers, restocking, and inspections. As with long-term, we do not mark up maintenance.
Long-term or short-term — which makes more?
Short-term usually grosses more and nets less, because turnovers, supplies, furnishing, and management cost real money. For some Verde Valley properties it clearly wins; for others a stable long-term tenant is the better return with a fraction of the work. We will run both numbers and tell you honestly which one fits your property.
