Property Maintenance

The Part Owners
Hire Out Entirely.

Vetted local trades, invoices at cost with no markup, and preventive work scheduled before the season that breaks things. Maintenance is where management is actually judged.

What Is Included

Everything Between Move-In and Move-Out.

All of it sits inside the management fee. The only thing you pay on top is what the vendor charged.

Vendor Network, At Cost

Vetted local trades who bill their real rate. The invoice passes straight through to you — no markup, no coordination fee, no marked-up parts. Ever.

Preventive Work, On Schedule

HVAC before summer, roofs and drainage before the monsoon, water heaters and filters on their own cycle. The repairs that never happen are the cheapest ones.

After-Hours Response

Water, gas or anything touching safety reaches a person directly at any hour. Everything else is triaged the same business day.

Inspections & Documentation

Scheduled interior and exterior inspections with photographs, so condition is a record rather than an argument — at move-in, mid-lease and move-out.

Turns & Make-Ready

Paint, clean, repair and re-key between residents, run as one scheduled job rather than a series of calls. Vacancy is the most expensive line on a statement.

Renovations & Upgrades

Larger work scoped, bid and supervised on your behalf, with progress documented. We will tell you honestly which improvements return the rent and which do not.

Maintenance in Clarkdale

A 1912 Town Site Has 1912 Plumbing

Clarkdale was built as a company town and much of the original housing stock is still standing and still rented. That means galvanized supply lines, older electrical, original windows, and additions layered on over a century.

Old houses reward attention and punish neglect. We inspect them on a shorter cycle than we would a newer home, we document what we find so an owner can plan capital work rather than be surprised by it, and we use trades who have worked on these houses before.

Owner Questions

Maintenance, Answered.

Do you mark up maintenance invoices?
No. Vendors bill their real rate and you see the actual invoice. There is no markup, no coordination charge and no marked-up parts. It is the single most common place management fees get quietly doubled, and we removed it.
Who decides when work gets done?
You set an approval threshold. Below it we act, so a running toilet does not wait on an email. Above it we get your approval first, with the bid attached. Emergencies that threaten the property or a resident’s safety are handled immediately and reported straight after.
How do residents report a problem?
Through the resident portal, by phone, or by email. Anything involving water, gas or safety reaches a person directly at any hour. Everything else is triaged the same business day.
Can I keep using my own vendors?
Yes. If you have a plumber or a landscaper you trust, we will work with them. Where you do not, ours are licensed, insured and have worked on properties like yours.
